Overview
State-specific transfer duty on property
Stamp duty (transfer duty) is a state tax on property purchases. Rates and thresholds vary substantially: NSW peaks at 7%, VIC at 6.5%, QLD at 5.75%. First-home concessions and exemptions can erase duty entirely under specific price caps.
On a $900,000 owner-occupier purchase in NSW, base duty is around $35,800 — usually the second-largest upfront cost after the deposit.
First-home concession highlights
| State | Concession |
|---|---|
| NSW | Full exemption ≤ $800k; tapered to $1m. |
| VIC | Exemption ≤ $600k; tapered to $750k. |
| QLD | Full exemption ≤ $700k (1 May 2024 onward). |
| WA | Concession ≤ $530k for established homes. |
| SA | Abolished for new homes (no cap, since Jun 2024). |
Pro tips
